“Effective rate” here is a ratio of two county medians, not a statutory rate, the median homeowner’s rate or a forecast of a 2026 tax bill.
Highest estimated effective rates
The ten highest unrounded ratios among counties with usable data. Bounded medians can exclude high-tax counties, so this is not a definitive list of the country’s most expensive tax bills. Displayed rates are rounded; small differences may reflect survey error.

County comparisons by state
Each median below is the unweighted median of included county ratios in that state. Every county counts equally, regardless of population or housing stock. It is not a statewide effective rate. Links open the complete state ranking with Census sources.
Methodology and sources
The source is the Census Bureau’s 2020–2024 American Community Survey five-year estimates (vintage 2024). We divide median real estate taxes paid for owner-occupied housing units, B25103_001E, by median owner-occupied home value, B25077_001E. Multiplying by 100 gives the displayed percentage. Owner-occupied units, B25003_002E, are supplied as context and do not weight the rankings.
The directory has 3,144 counties and county equivalents. We exclude 33 from ratios and rankings when either median is missing, bounded, nonpositive for home value, or older than 400 days since verification. A Census top-coded value is not treated as an exact estimate. The CSV retains every directory county with an explicit availability status; missing cells are not zero.
Ratios use unrounded stored values; ties sort by five-digit county FIPS. Rankings describe point estimates, not statistically significant differences. ACS input margins of error are in the CSV where available. We do not compute a margin of error for the ratio or claim one county’s rate is statistically higher than another’s. Do not rank rounded percentages as if ties were exact.
These are two separate medians, not a median of household-level tax-to-value ratios. Local exemptions, assessment practices and taxing districts affect individual bills. The five-year survey period is not a single tax year; values are in 2024 dollars. No forecast or inflation adjustment is applied.

Each CSV input includes its official source URL, stored verbatim source row, verification date and available margin of error. The ratio includes its formula and source; both underlying medians must be cited when reusing it. Import FIPS as text to preserve leading zeroes. effective_rate is a decimal fraction; effective_rate_percent is the same number multiplied by 100. Text beginning with a spreadsheet formula marker is prefixed with an apostrophe for safe import.
